The Lydia Sussek Team at Douglas Elliman cooperates (co-brokes) with nearly all co-brokers, sponsor-developers, and directly with the property owners. One call to your personal buying or renting agent can get you the information you need on all of the properties you are interested in.
An exclusive listing means that the seller or landlord of the property is represented exclusively by his or her selling/renting agent, and that agent’s main focus is to achieve the highest price for their client. As a buyer or renter represented by us, you will have more access to viewings, because we help prove your ability to “cross the finish line” (qualify and close) over other buyers or renters, especially important in this highly competitive market. As your personal agents, we do all of the work for you, book all of the appointments for you, perform the market research and educate you so that you are equipped to make the decisions needed to secure the best property for your needs in your desired area and price range. It is our forte to literally whisk you around the city in our car, within your desired timeframe, to view and evaluate the properties of interest to you. Unlike other countries’ markets, exclusive listings in New York are co-broked, so you will not be missing out!
We don’t prefer viewings via Open House when you can have a private viewing, but one way to see many properties is by visiting open houses. If you like looking on Sundays, we will share a schedule of options worth seeing and pre-register you for the open houses you wish to attend. When you sign in at each place you only need to put down your name and your agent’s name, this way you will not be “spammed” by agents, and more importantly be properly presented to the listing agent and seller/landlord when ready to make an offer on any properties you have seen, teed up and ready to achieve the property over less prepared applicants.
Douglas Elliman has one of the largest databases in New York, which is updated hundreds of times daily, and includes properties from different realty firms, developers, owners, agents and real estate industry listing feeds. If you would like to be a part of the search process, just tell your agent, he or she will be happy to work with you as a team. You can go online to the various Web sites, look in the newspapers and in the real estate magazines, and compare notes with him or her.
Your own personal agent has a more extensive and up-to date database than the public will find anywhere. He or she usually receives the listings before the public has access to the Web listings, and can find out about details that are not going to be found by you, nor mentioned online. Our market moves much faster than the Internet: Your agent will be able to tell you the status of the properties in which you are interested, so it may be that those your agent “missed” are actually ones that he or she has already eliminated, because they are either already in contract or do not actually meet your needs. One call to your agent will get you the timely information you need!
You don’t pay a fee on sales, as sales commissions are paid by the seller. In rentals, we negotiate the best possible deal for you, and where possible we may get your new Landlord pay some or all of the fees, yet commissions are pre-determined at listing and shared between the listing agent’s firm and the buying/renting agent’s firm, to ensure both sides are properly served.
